When you're starting out in property investment, it's easy to spend all your time searching property portals, running the numbers and waiting for the perfect opportunity to appear. However, building relationships with estate agents can be just as important ... Build relationships with estate agents as it's a crucial step for property investors to secure the best deals The key to building relationships with estate agents is remembering that it needs to work both ways. Estate agents aren't simply there to find investors bargain properties. They want buyers who are serious, responsive and capable of progressing a sale. If you demonstrate that you understand what you're looking for, have your finances organised and won't disappear the moment they call, you can become someone they remember for the right reasons. It starts with communication!Introduce yourself to estate agents in your target area and explain clearly what sort of properties you're interested in. Tell them your preferred locations, approximate budget and the type of opportunity you're looking for. Building relationships with estate agents becomes much easier when they know exactly what constitutes a useful lead for you. It's also worth picking up the phone or visiting local branches rather than relying entirely on property portals.Online searches are useful, but property is still very much a people business. A conversation can reveal information that simply isn't included in a listing, such as how motivated a seller might be, how much interest a property has attracted or whether something similar could soon be coming onto the market. Consistency matters too. Building relationships with estate agents isn't about making a single phone call and expecting a stream of fantastic off-market deals the following morning. Keep in touch without becoming the person whose number makes everyone in the office suddenly discover they're 'in a meeting'. Check in periodically, respond when agents contact you and give useful feedback after viewings.
