I want to understand the project's likely total cost, what the property could realistically be worth when the work is finished, and whether the deal offers enough profit to justify the time, effort, and risk.

For me, analysing a property deal starts with the
purchase price and the refurbishment costs!

I'll look carefully at what needs doing to the property and build a realistic budget rather than relying on a hopeful best-case figure. Kitchens, bathrooms, rewiring, decorating and flooring are obvious costs, but older properties can reveal less exciting surprises involving electrics, plumbing, roofs or damp.

I'd much rather allow for those possibilities before making an offer than discover them halfway through the project.

Then there are the costs around actually buying and owning the property. Finance can make a significant difference to a deal, particularly when you factor in interest, arrangement fees, valuation costs, and legal fees.

Stamp Duty Land Tax (SDLT) also needs to be calculated correctly, and ongoing costs such as insurance, utilities, and council tax may apply while the refurbishment is underway. Individually, some of these costs might not look enormous, but together they can quickly eat into the margin.

I also work backwards from the likely Gross
Development Value, or GDV!

This is the realistic value I believe the finished property could achieve, based on comparable properties and the local market rather than simply choosing the number I'd like it to be worth. If the plan is to sell, I also factor in estate agency fees, conveyancing and other selling costs.

Finally, there has to be enough profit left to justify taking on the project. Property projects involve risk, and unexpected costs or market changes can happen, so I don't want a deal that only works if everything goes perfectly.

That's why analysing a property deal properly before making an offer matters so much. The exciting part might be spotting a property's potential, but the numbers behind it ultimately tell me whether it's an opportunity worth pursuing.
