A good property exit strategy is a crucial consideration for all investors

A good property exit strategy should therefore never rely entirely on one outcome. Markets change, mortgage rates move, renovation costs increase, and buyers sometimes disappear just when you need them.

Even your own circumstances can change!

Thinking about alternative routes before committing to a property means you make decisions calmly at the outset rather than trying to invent a solution after something has already gone wrong.

For example, imagine buying a property with the intention of renovating it and selling it for a profit. Your first exit might be a straightforward sale once the work is complete. But what happens if the local sales market slows during the renovation?

Your second option could be to refinance the property and keep it as a traditional rental. Depending on the property and location, another possibility might be to use it as serviced accommodation, an HMO, or another suitable rental model, subject, of course, to the relevant regulations, planning requirements, and local demand.

The important thing is that you consider
these alternatives before you buy!

Running the numbers for several possible outcomes can highlight risks that are easy to miss when you are excited about a potential deal. If a property only works when everything goes perfectly, that is useful information to learn before you commit your money.

Multiple exits can also give you more confidence when circumstances change. Instead of thinking, "My original plan hasn't worked, what do I do now?", you already know what Plan B or even Plan C looks like.

Property investing will always involve variables you cannot control. What you can control is how well prepared you are for them. Building more than one exit strategy into your plans gives you flexibility, protects your options, and helps you approach each investment as a business decision.

That way, you aren't simply hoping Plan A works.
