Before purchasing a property, it's crucial to understand the potential refurbishment costs involved

Spending a little extra time assessing a property before making an offer can save you thousands of pounds later. Start by looking beyond the cosmetics. Fresh paint and new flooring are relatively inexpensive, but structural issues, roof repairs, damp, subsidence, or outdated electrics can significantly increase your budget.

If you have concerns, it is always worth paying for a
full survey before committing to the purchase!

The kitchen and bathroom are often the most expensive rooms to renovate. Ask yourself whether they need a complete replacement or whether they could be refreshed with new worktops, cupboard doors or fittings. Small improvements can sometimes achieve a modern look without the cost of a full renovation.

Heating, plumbing and electrical systems should also be high on your checklist. Replacing a boiler, rewiring an older property or updating pipework can quickly add several thousand pounds to your refurbishment budget.

These aren't always obvious during a viewing, so factor in the age and condition of the property's services.

Don't forget to consider windows, doors and insulation. Improving energy efficiency is becoming increasingly important for both homeowners and landlords, and upgrading these areas can improve a property's appeal while reducing future running costs. Check for signs of condensation, draughts or damaged window frames during your viewing.

fencing, driveways and gardens!

External repairs are often overlooked by first-time investors who focus on the interior, yet they can make a significant difference to both your budget and the property's kerb appeal. It's worth costing these items before deciding what you're prepared to pay.

Something I've learned from my own ventures into property investing is that I always add a contingency fund to every refurbishment project.

Even with careful planning, unexpected costs tend to arise once work begins, particularly in older properties. A contingency of around 10% to 15% can help prevent those surprises from becoming major financial headaches.

On a personal note, try to avoid letting your emotions make the decision for you. A property may have plenty of potential, but successful investing is about the numbers, not the dream. If you take the time to understand the likely refurbishment costs before you buy, you'll be in a much stronger position to negotiate confidently and budget accurately.

And that will help you build a profitable property portfolio.
